Our office sits on West Franklin Street, a short walk from Monument Avenue and the row houses of the Fan, and the practice is stitched into the city the way a twenty-five-year practice gets to be. We have drafted plans for professors in Ginter Park, restaurateurs in Carytown, retired physicians in Windsor Farms, and three generations of a Church Hill family whose first will with us was signed in a kitchen on 28th Street.
Richmond estates are probated at the John Marshall Courts Building downtown, and the clerk's probate division knows our paperwork on sight, which matters more than it should, and exactly as much as any executor who has stood in that line will tell you. City property carries city particularities: hundred-year-old row houses with unrecorded easements, rental duplexes held in family names since the sixties, and the occasional surprise buried in a chain of title that predates the annexation maps.
